Selling your biggest asset is a big deal and should be handled by a seasoned full-time professional! I hear so many horror stories of Sellers trying to sell on their own only to call me asking questions “what should I do now”? Pricing. This is one of the most important part of the selling process. “What is my place worth?” With my experience in the business and access to the most current sales information, I can help you determine an “accurate” value of your place so it will sell and not just sit on the market.
Staging/Tips for Selling. I want to give you a straight forward idea of what will help you bring the most for your place with the least amount of money and effort.
Negotiation. Believe it or not, trying to sell on your own is close to shooting yourself in your own foot on many accounts but especially when it comes to negotiating an offer. Unless you are a seasoned negotiator, having someone that is on YOUR side will make a huge difference.
Proper Paperwork. From making sure that the Disclosure paperwork is done properly to the Purchase Agreement, my job for you is to make sure the paperwork is done RIGHT and that all the "i's" are dotted and "t's" crossed. An average deal can be over 50 pages!!!
Advertising. I believe what makes me stand apart in this area is that I make sure that your home/property has an accurate and attractive portrayal with good pics and verbiage. My theory on this is that, like meeting someone for the first time, “you can only make a first impression once”!! Having your home on a good “platform” makes a big difference from the competitors. I will market thru our local MLS (Northwest MN Association of Realtors) which also will get syndicated to many other sites like Zillow, Trulia and others. In addition, my personal website gets a lot of traffic as well.
Knowledge. As much as I hate to say it, “issues” can come up in a real estate transaction and if one knows how to deal with the issues, it is not a huge problem. With several years of experience of dealing with “issues”, I can offer a great deal of knowledge to help problem solve. Again, I am in “YOUR CORNER”!
Communication. I am very studious about returning your calls, texts and emails. In addition, keep you abreast of how showings went and input offered by fellow agents. There are a lot of moving parts in a real estate transaction and communication is very important to help keep things moving smoothly and my job is to make sure these parts are “greased”. I am in the background making calls, communicating with the lender, ordering inspections as needed, dealing with the title company, and the many other entities involved on a deal.
Sense of humor. This is a stressful process and bringing in some humor here and there really helps!
